Crawl Space Encapsulation Cost Calculator
This crawl space encapsulation cost calculator turns your square footage into a rough budget range so you know what to expect before calling anyone. The rates are illustrative and fully editable, so replace them with numbers from real quotes as you collect them.

Use the crawl space encapsulation cost calculator
Illustrative math only, not a quote. Rates are editable defaults. Add-ons start at $0: enter the amounts from real quotes.
How the calculator works
The tool multiplies your crawl space square footage by a low, middle and high rate per square foot. It then adds any extra items you enter, such as a dehumidifier or drainage. The default rates of $4, $7 and $10 per square foot are illustrative assumptions to show the math, not published prices or quotes. Your real number can be lower or higher.
How to measure your crawl space
Measure the length and width of the footprint under the house and multiply them. For an L-shaped space, measure each section and add them together. If you cannot get under the house, use the outside dimensions of the part of the home that sits over the crawl space. A pro will measure exactly during the inspection, including wall height, which affects how much liner is needed.
Add-ons that change the total
Several items are usually priced separately from the base rate. Enter what each quote lists:
- Dehumidifier. Equipment and installation, plus a small ongoing electric cost.
- Drainage or sump pump. Needed when water collects or the water table is high.
- Insulation. Wall or floor insulation is often an optional extra.
- Cleanup and prep. Removing debris, old insulation, pests or mold before sealing.
Why your quote may not match
Contractors price differently, and no calculator can see your crawl space. Standing water, tight access, repairs and regional labor rates all move the number. If a quote lands far from your estimate, ask the contractor to itemize it. Our cost guide explains the common reasons.
Getting a real number
The only accurate price is a written quote after an inspection. Get at least three, compare scope as well as price, and check each one against our contractor checklist. For background on the energy side, see ENERGY STAR’s page on sealing and insulating crawl spaces.

Frequently asked questions
Are the calculator rates real prices?
No. The rates in the calculator are illustrative defaults that show how the math works, not real prices. Replace them with the per-square-foot rates and line items from the written quotes you receive so the total reflects what your contractors actually charge.
Does the calculator include permits?
No. The calculator does not include permits or inspection fees, because requirements vary by city and county. Ask your contractor whether a permit applies, who pulls it and what it costs, and add that amount to the add-on lines if it is not already in the quote.
Why are there three results?
Crawl space prices vary widely with size, condition and drainage needs, so the calculator shows a low, middle and high figure. One number would hide that spread, and a range helps you judge whether a quote is unusually cheap or unusually expensive.
Can I use it for repairs or waterproofing?
The calculator is built for encapsulation, but its add-on fields can hold other line items from a quote, such as drainage, repairs or insulation. For waterproofing-only or repair-only jobs, use it as a rough total and rely on written quotes for the real numbers.
